Marketing A Real Estate Team And Its Members...A Full Time Job!!

  Timing is everything when we discuss the effectiveness of direct mail marketing.  If the postcards land during that decision making period that homeowners experience, the phone will ring.  That’s why consistent mailing is important. Since I have three team members who work in Franklin MA, and I market all of these team members, I alternate their mass mailings.  That system results in each team member having one mass mailing every quarter.  They each have “just listed, sale pending and closed” postcards mailed with every closing throughout the year. If any team member has a listing that requires target marketing, I will purchase a database that satisfies that target, and we will market that listing until it sells.  Of course, with every postcard mailing, there is online marketing that complements that postcard.  There is a full page of newspaper advertising that is submitted to our local monthly newspaper, and it’s often an ad that includes all of our team members.  That newspaper ad is also complemented with online marketing. This has been my standard marketing routine, and I’ve made adjustments every year as the, team has evolved.  Every team member has a fair share of marketing that supports them individually as well as within the team.  Each agent networks within his/her own sphere of influence, and the visuals that I provide strengthens their efforts. Who Has The Gonads To Say "NO"....Not My Team Members!!

When does a real estate agent say “NO” to a homeowner’s request for a Market Analysis?  NEVER!!  There are many reasons for a Market Analysis request.  How shortsighted for a real estate agent to deny the request because the homeowner states he/she is not selling.  Many situations in life do not happen immediately.  Many homeowners do not want to be hassled by real estate agents follow up calls; homeowners may be on the fence with whether or not to move; homeowners may want to be secretive about the details of an early divorce, and they may just need to know what they’re dealing with for equity.  The list goes on.  We are in a business where it’s rare to have immediate gratification.  Yet, there are agents who exhibit an unprofessional response to a commonly presented request.  I can’t count the number of times the homeowner may preface the request for a Market Analysis with the statement “I’m not selling, but….and my team members jump at that request.  We handle every situation as if the listing will be forthcoming.  We respond quickly, professionally and with our standard protocol that we provide to transferees who are ready to move.  No one knows the true motivation of the initial call for a Market Analysis until the homeowner is ready to share it.  If the homeowner never sells, they know people.  This is a people business, and referrals will flow your way if the presentation is impressive.  Our mentality on every Market Analysis call is that we will have the opportunity to meet another homeowner, and we do our very best to present ourselves as professional, without any pressure to list.  We are there to assist them with whatever they need, at that moment.  Saying “NO” is a quick death for any real estate agent, and the stories of negative actions spread quickly.  Some agents never learn!!! Teams Are Common But They Are Not For Everyone...My Thoughts!!

Several agents have recently mentioned starting a team and asking my opinion on how to do it.  I thought I’d share my thoughts, and let me preface this post by saying there are many ways to create a team.  There are many reasons to create a team.  Every team leader has a different style and a different reason for creating a team. I could write a book about this topic, so rather than bore anyone, I thought I’d make it simple and brief by using an outline format.  I’ll show major topics and subtopics, and I’ll try to eliminate details.  I’ll try!!!!! 1.     The Team Leader A.    The team leader sets the pace; the rules; the flavor and the style for the team members to follow.  The way the team members’ work should reflect that of the team leader.  B.   The work ethic of the team leader should be a mirror image for the team members.  C.   Team leaders must not be greedy but must make a profit.  It’s a business!! D.  The team leader must decide why he/she needs a team.  Is it short term?  If so, you don’t need a team.  What you need is a person to refer your business to on a consistent basis.  Have a solid reason for creating a team.  My reason was to retire from actively working buyers and sellers, including my builders.  It doesn’t happen overnight, if you want it to be solid.  E.     The team leader needs to decide what he/she is going to contribute.  Why would anyone want to be on your team?  “What’s in it for me?” will surface in the mind of the potential team member.  I market for my team members and refer all business to them.  I mentor them.  My team is similar to having a small office with a few agents.  I call the shots; I feed them by marketing them; they also get their own business; I don’t compete; and I don’t pick anyone’s pocket.  F.     The team leader needs to stuff Greed in the trunk and leave it there.  It doesn’t take a back seat.  It’s nowhere to be found.  Greed must never be a factor in the “team equation.”  NEVER.  G.    The team leader needs to decide if he/she will be working buyers and sellers.  Will the team members get the cream of the crop or will the left overs be referred?  I do not work buyers or sellers.  Everything is referred, and my total income is based on referral fees.  I have a very comfortable income from it because I do all of the marketing.  I have team members who are hungry; want to sit high on the real estate mountain; and love to run on that wheel.  They all reflect my work ethic, and we all have similar goals. H.  The team leader must be the rainmaker, or you have a team for the wrong reason.  Why do they need you? If the team members have no business and no track record for closing business, don’t hire them.  That’s baggage not team material.  2.     Selecting Members A.     Select members one at a time, but don’t call them team members.  It’s a test.  Select one to refer business to, and collect a referral fee from that person for a 4 month period.  That person either fits or doesn’t. B.     If it’s a fit, start your team with that one person.  If you have too much business for that person, select the second to refer business to for 4 months.  Again, it works or doesn’t. C.     The ideal agents are seasoned agents.  If a team member is not seasoned, don’t hire another one until that agent is ready to beat the pavement on his/her own.  Mentoring and training are two different tasks.  I mentor all of my team members when they need it, and they are all in need at different levels.  Everyone is trained. D.    Team members must be stable.  The team cannot have great turn-over of agents.  There will always be an occasional change because of retirement or a family move, but if they start jumping ship, you know you’re doing something wrong or your method of hiring needs significant work!!  Stability and production are the responsibility of the team leader.  Not every real estate agent should have a team, and not every real estate agent is qualified to be a team member.  Creating a team must be done carefully and for the right reason.  There must be a profit, and there must be something that would attract a potential team member to join your mighty force!!  My reason for creating a team, many years ago, was to prepare for retirement.  I call what I do now semi-retirement.  I work every day, but I never go into a home.  To me, that’s semi-retirement.  I only participate in appointments to close a builder, since that was my niche for decades, and I want my team to continue with that niche.  The agents who list new homes will always have a large volume of resale homes, also.  They go hand in hand, but that’s a post for another time. Why Does Marketing Work For Some And Not For Others??

Why does marketing work for some and not for others?  Marketing is a method of finding and connecting the potential client to the marketer.  To accomplish this task, one needs to understand and mirror the potential client.  After reading a well written post by my friend, Jenna Dixon, titled “Play to Your Audience,” I thought I’d complement that post with my thoughts.   Real estate agents are marketing agents, whether they like that title or not.  We are what we do.  We market houses.  We can say we sold a home, after it closes. Our job is to find the right buyer.   A buyer will like it or not like it.  Our job is to market our inventory and target the group of people who will buy the home.  We need to think as potential buyers think, if we want them to call us.  If we are marketing in search of potential sellers, we need to think as they think.  The one major thought that every seller has is “who can sell my home?”  That’s the main reason I include on every “sale pending” and “closed” postcard the statement that “we can do this for you, too.”   Our marketing must reflect the thoughts of the recipient, or the recipient is not likely to call.  If you’re a listing agent, think as a homeowner who is thinking of selling will think.  If you’re a buyer’s agent and searching for “real buyers,” be specific with your marketing and search for whatever type of buyer you need or want.   Hit the right buttons, and the recipients of that piece of marketing will react.  If you miss the right button, your marketing will fail, and it’s back to the drawing board.  Don’t blame your failed marketing on the method of marketing.  Blame it on the marketer!!!!   Barbara Todaro, sales manager of RE/MAX Executive Realty  Team Leader of The Kuney-Todaro Team 308 W.
