"The Eye Buys"...Three Very Important Words To A Marketing Agent

    It’s common knowledge in the real estate world that “the eye buys.”  I use that phrase often, and I’m always mindful of that fact when I’m preparing my marketing materials.  What can I do to catch the eye of the reader is the important question that every listing agent should be asking. On the cutting edge is the use of the drone for aerial photography.  Aerials are most often seen when high end, luxury homes are being marketed and especially waterfront properties. Since “the eye buys” there is nothing more eye catching than an aerial view of a beautiful lake or the ocean.  The photo frame of a calming dockside view of a lake on a sunny day with a bright blue sky is mesmerizing.  It captures the attention of the reader, and the desire to own it becomes a reality. What about the scenario of marketing a traditional home in an older subdivision; or a starter home on a small lot; or a condo unit in a condo community; or a parcel of land?  The list can go on, and most real estate agents have that large variety of real estate in their inventory at all times.  Whether one is marketing a luxury home or a starter home, “the eye buys” continues to become the important factor in making the phone ring by the potential buyer.  Aerial photography with the use of a Drone has become a standard practice for my real estate team, no matter what size, age or price range of the home. We use the services of Mass Aerial Productions for our aerial photos. Marketing on this level is a benefit not only to homeowners but to buyers and their agents.  Homeowners appreciate the fact that their home is marketed with the same degree of attention and expense as a luxury home.  Every man’s home is his “castle!”  Buyers and their buyer agents appreciate this type of marketing because it enables them to have a clear understanding of how the home sits on the lot and what surrounds that property.  All angles of the property are shown, and that bird’s eye view cannot be created with photos at ground level.  Homes are sold because the potential buyers and their agents are looking for that special home.  When one sees an eye catching photo online, it encourages them to continue to view the rest of the photos.  “The eye buys” and aerial photography is the cutting edge in real estate marketing, and every home is worthy of it.  It’s another Sign of The Times… Barbara Todaro, sales manager of RE/MAX Executive Realty  Team Leader of The Kuney-Todaro Team 308 W. Who Will Cry "Uncle" First? You or The FSBO?

                                When listings are scarce, we will search for fresh inventory wherever and whenever we can.  I passed a For Sale by Owner Sign while driving and thought I’d ask one of the agents in the office if he had seen it.  His response was that it was not his favorite method of finding listings. When listings are scarce, we learn to love all methods of finding listings.  We take whatever we can get, and we do whatever we need to do to secure the listing.  Without listings, we are out of business.  For Sale by Owners (FSBO’s) are not as easy to close as an expired.  The expired listing has already experienced the process of listing with an agent.  That homeowner does not need to be closed on hiring an agent but only on hiring you.  The FSBO is confident that he/she can do this job without you. When I was actively listing real estate, I would never call a FSBO to ask for the business.  I would always speak with a homeowner as if they were a co-worker.  I treated them as if they were another real estate agent who was marketing a home in my marketplace.  I would introduce myself and say that I noticed their sign in their front lawn.  I’d ask how much they were asking for the home.  Then I would ask if they would be offended if I stopped by to preview their home.  I’d then explain that I make it a habit to preview all properties that are on the market in my marketplace.  Rarely did the homeowner refuse my request.  The obvious answer to the question of “would you be offended” is NO…it’s not an offensive request.  The main goal is to get face-to-face with the homeowner.  You should treat the homeowner as if they were another agent.  When you are in the home with the owner, you should speak with that homeowner as you would another real estate agent.  Casually discuss the topic of marketing as you would with another agent; the cost of print advertising; direct mail marketing; how to target market for buyers for that particular type of home; online marketing on a website; using Realbird to create a property website; blogging about the property; and holding open house events.  Subliminal messages always work well.  The wheels will be in motion with that one visit, and it will be an awakening for that homeowner to understand what marketing a property involves.  You accomplished the task of “previewing” the home and meeting the homeowner.  You left your card, and you offered that homeowner the privilege of seeking direction from you, if needed.    Now that you have seen the property, you can prepare a full listing presentation and a market analysis of the home.  You will be prepared for the next phone call that you make in a week to ask how the homeowner is progressing.  Ask if they need help with contact information for offline marketing.  During that conversation, you may find an opening to make another appointment to share what YOU DO for marketing, so the homeowner will know what to ask for when speaking with newspaper contacts!!!  I always had a very good close ratio with FSBO’s by approaching them with this mindset.  No one likes a pushy agent, but they will usually cooperate when they are placed on the same level as you.  Working a FSBO is nothing more than establishing enough of a rapport to bide time until they are worn out.  Who will say “UNCLE” first!!!   Barbara Todaro, sales manager of RE/MAX Executive Realty  Team Leader of The Kuney-Todaro Team 308 W. Buyers Need Their Own Agents And Sellers Do Too...Pick A Side

                                      I just read a featured post written by Tammie White (I’m very late in reading this post) and I thought I’d share my opinion on “The Battle between Listing Agents and Selling Agents with IDX Websites.”  I’ll admit that it wasn’t that long ago (5 years) that I didn’t know what an IDX website was.  Believe it!!  Well, that was then, and this is now.  My attitude about how my team members conduct themselves has not changed.  We are listing agents, and that’s our main focus.  We will represent a buyer, if that buyer is one of our sellers.  If a buyer calls on one of our listings, we represent the seller, and we prefer that the buyer secure the guidance of a buyer’s agent.  We explain agency, and how it works.  Many will use a buyer’s agent, but there are always buyers who “don’t care.”  Those are their words, not mine!!  We appreciate the fact that our listings are shared through thousands of agents.  We are thankful that they show our listings, and we make life as easy as possible for every one of them.  Each of our listings will provide a brochure with detailed information about the listing.  We will have a lockbox on the property, and offer to accompany if the agent is not from the area.  That’s for their own protection, and most are very happy that we will accompany.  We will go above and beyond to cooperate with any buyer’s agent who wants his/her client to see a listing of ours.  We have shown listings to a buyer, after the buyer’s agent has called to ask if we would because that agent was too busy.  No problem.  We have, and we closed the buyer.  If the buyer asks us to write up an offer, we will call the buyer’s agent and bring that agent up to speed.  If the buyer’s agent approves, we put the deal together, and we pay that buyer’s agent a full co-broke fee.  The buyer’s agent never makes the trip to see the property, but we accomplished what we needed to do.  We SOLD our listing. We do our job, and that job is nothing more than representing the homeowner and selling that homeowner’s home for as much money as possible within the shortest period of time.  Yes, we appreciate the fact that all buyer agents have our listing information.  We market for listings as no other agent or group of agents in our area markets.  Listings are found with offline marketing, and we complement those marketing materials by posting them online.  We have it all covered, and no other agent or team lists more property than my team.  We love to see our listings everywhere, and it doesn’t matter whose name is at the top of the page.  We only care about planting a SOLD sign in the front yard, and marketing what we accomplished.  Yes, I’m old school.  If you’re a listing agent, represent the seller and forget about securing both sides of the deal.  Pick a side and stay there.  You’ll find that doing business with buyer agents becomes a really pleasant experience!! New Listings Resulting From Direct Mail Marketing Last Week

                                                                                "Another Wise Homeowner Made The Right Choice" is The Kuney-Todaro Team's lastest "just listed" postcard.  With every postcard, we include an aerial view of the community or subjuct property.  There were two new listings last week and these were the postcards that were mailed on friday.  "Just listed, sale pending and closed another one" postcards are a productive way to market.  Changing the title is done periodically, and it keeps the marketing fresh.  We get great mileage from postcards.  Homeowner who are not selling now, will keep one postcard for future use.  It happens to us all the time.  One of the team members will be called for a Free Market Analysis and they'll see a postcard from last year, and that's the main reason I always use the standard 4"x6" postcard and not the jumbo size.  It's easier to save. Your Motivation, Inspiration, & Direction for the Week Ahead           Take Action!   Happy Monday!  Welcome to a new week.   I hope everyone had an awesome real estate weekend.   We all have wishes and intentions.  But do we all have goals?  Goals are merely a list of wishes and intentions until you take them forward and attach action steps. The more intellectual and analytical you are, the easier it is to analyze the situation and avoid taking any action at all!  I have been accused of this many times before.  Sometimes I’ll beat a path around something for too long and thus never take action.  This is called paralysis by analysis. You think about something, you analyze it, understand it, conduct research, discuss with friends, family, and co-workers, mull it over, but never take action. What I have learned from my own mistakes on this:  You can think about what you should do, or you can do it. As the Nike marketing campaign says Just Do It!  It’s as simple as that!   Success, good health or happiness is a process that begins somewhere within. It starts as a thought or desire, and soon becomes a dream. Whatever that dream may be, it must first be activated into a desire before you can make it happen. In other words, first you need to actively desire success, good health or happiness if you ever hope to attain it. I think everyone in life wants to succeed, but that is not enough. If it were, everyone would be successful. You need the courage and conviction to say “I want it!”  It all starts with wanting it. Identifying what you want is the first step. It sets the process of success in motion. What do you want?   Something to Think About:    Could it really be that easy? Does it actually start with a desire, a wish, or identifying what it is that you want? No Super Bowl was ever won by a team who thought, “It would be nice to win.”  The teams that went on to win wanted to win so deeply and fiercely, they would do whatever it took. It was that intense desire that fueled their determination and hard work, which in turn propelled them to succeed.   Most of us are still a few weeks away from setting goals for 2015, so why not take some time now to start to determine what it is that you want for 2015. Personally and professionally.
